I would get someone like ProTitleUSA to do a full (2 owner) search, just to be on the safe side.  

Is it safe to set up the LLC w/o consulting a real estate attorney? 

As far as the asbestos, I'd tell the seller you'll split the labor cost of having it made safe.

As in, "is it safe to go rent a place when my company is laying off people", and "will I get rejected because I have a foreclosure or deed-in-lieu on my record?"
