I was double that and so was Holt homes.. some of the one off builders were still at 2% or 2.5%  and it varied with how hot the market was the commish was moving all over the place.. the transaction I am talking about the broker had their client low ball us and ask for about 200k in upgrades PLUS double our normal commish rate..

I've been looking at off market properties in Austin TX and the surrounding areas and have seen that due to the high demand so to speak in this area the prices for a BRRRR property would mostly be around $300K or more, with the exception that I've seen a few properties in the low $200Ks.

From my experiences, I would not take on low end rentals and all the risk and work they entail if I had the budget for a solid middle to higher end option.And finally, as you do start looking more seriously at actual properties, bring your questions here and weigh the various answers you will get.

That's a low-return improvement, compared to say new bathrooms/kitchens.IMHO, if you expect to increase your net through rental and market appreciation, consider the length of time it will take to realize that goal—many years.
