Regarding early termination of the lease agreement our lease states "Any notice to terminate this tenancy must comply with the applicable legislation of the State ofMissouri (the "Act")."

@Bill Brandt is correct that the legislation is not LL friendly but due to low vacancy it is not much of an issue if you screen well.
