We already have some targets in the cross hairs and are seeing if we can put a deal together.

I have seen some hair deals get done.  

In addition, you have, by the sounds of it, alerted the borrower to the issue of not having proper accounting of the loan which can assist the borrower in affirming defenses against your collection efforts and any potential foreclosure actions if it comes to that.  

They have been firm on "not taking a hair cut" but you made me think of this from another angle:  It has cash-flowed for them for 10 years and I believe they put in 25% originally, so you're right, they could still break-even despite a lower sale price.  

Or I will give them 4k for it as is.. ( this one was in fine shape) we settle at 6k they took 44k hair cut. )

It could be fewer people have the sophistication, and unless paid for, the deal may have some hair on it (some folks post on the subject to and wraps and such on BP).I did enjoy Jay P.

The plaster turned out to be of the old variety (with horse hair) and simply cracking off and peeling of the lath.
