Most people seem to avoid the conversation about all the Real Estate risk takers that played the biggest part in the housing crisis.A few years before the bubble burst I was encountering real estate investors, house flippers, and buy-and-hold participants everywhere I went, my waitress at The Cheesecake Factory, the two McDonalds employees talking deals on their lunch break, the clerk at the grocery store, everyone everywhere appeared to be a real estate investor in one form or another getting a piece of the housing boom.The underlining problem I noticed was during the rush to get into the RE industry most of the people capitalizing in the industry never learned the basics of RE investing and were simply doing what their friends, neighbors, coworkers, or online postings told them to do to get a piece of the pie.

The last community I bought came from a direct mail piece and I sold it by word of mouth.

The only time there is a distinction is financing.

Then lookup the owners contact information on the New Castle County Parcel Search and send them mail pieces (if you don't have the money for this than physically show up at their house and knock on their door), letting them know you're interested in purchasing the house. 

I'll be taking a listing on a property this week that is literally the best piece of land for a roughly 200 unit SFH community around.

I've never had a partner and I'm curious to know if there's a distinct role that partners take in REI situations. 

Do not get any documents from some one on the net and think that you can piece meal this together.

thanks @Chris Tan, i just wanted to make the distinction, wasn't sure if it made a difference.It just seems like an easy way to fund a purchase without having to deal with lenders (private, hard, banks) and without having to use cash.Thanks!

I've heard on the podcast that certain people really like to hunt these down because there's a higher chance that they're not getting mail from other sources, and you might be the one piece that gets through.
