It appears that he was cooking dinner and went out to check mail box then when he came back, he could not enter the unit because door handle wasn't working properly.

Doesn't have to be anything too serious to start, maybe a get-together over dinner or drinks and share ideas, experiences, etc.

For me its far more as I have to entertain my vendors and 500.00 is just one average dinner LOL

The wife and I had a nice date night dinner. 

I get it, those were the terms he/she agreed to but Christmas is coming soon, take the investor for a nice dinner and give him a thank you envelope.

If you feel sorry for them, help them move...... help them find another place......help them find other resources that can help them...... pay for a hotel for a few weeks..... buy them some gifts cards for dinner...whatever helps......But do not let your emotions trick you into keeping these people...... you will regret it.

You also have to buffer for people who inevitably can't close (you know these types of people, they always cancel dinner / events the night of).
