If there is not, you could also work doing things like delivering pizza or cutting grass.

I took up the treasury position out of frustration with a lot of things and I'm preparing myself to deliver some really tough love to other units.

We do this at the beginning and tell them it is to ensure if they leave the job in the middle or do something inappropriate that we know where they live and will have our lawyer deliver a lawsuit.  

Once you have a strong buyers list, the truth is, you can move almost anything, FAST.And once you're there, you can CONFIDENTLY purchase properties knowing you can DELIVER what the seller needs.

@Gabe - not sure what your cash flow and overall numbers would look like but for the rave reviews on the installation company and the equipment (assuming legit reviews) $725 sounds like it will more likely deliver the lowest number of problems and maintenance calls over the next 5-7 years.

If I had non-standard sizes, I would buy or make some number of reusable filters - maybe 6 or 12 - deliver them to the tenant, tell them to change them once per month and set the dirty filter aside, and I would collect them on a regular basis and clean them/have them cleaned, rinse and repeat. 

I would add one additional precaution, you might consider making the loan commitment contingent on the new tenant not only signing leases and delivered checks, but also having moved into the the property.
