You can also buy lists from companies like list source and there are some REI software companies that have a cash buyer search feature.Best way to find motivated sellers is to purchase lists and compile lists from city and county for 60-90-120 days late on mortgage, pre-foreclosure, delinquent taxes, water cutoff, code violation, probate, divorce, high equity, etc. and mail or cold call.Other free methods are driving for dollars, door knocking, wholesalers, craigslist, Realtors, FSBO sites, expired listings, foreclosure sites, put out bandit signs,If you have the funds you can use billboards, newspaper ads, other offline publications., TV commercials, radio ads, do pay per click/adwords, facebook, Linkedin, Youtube, and other forms of online advertising and boosted/promoted social media postings.Bottom line is consistency.

My agent has explained the financing options available with this property, referenced lenders, referenced contractors and inspectors, compiled and explained the paperwork, arranged showings, and most importantly - held my hand through the process.I would be very surprised if many people went through their first transaction without an agent, unless they had a friend or REAL PERSON walk them through the nuances of their situation.  

You might find out who at the law firm runs that department (not the actual lawyer, but the person who compiles the database and kind of administers the whole process).

I'm always researching emerging markets and have compiled a Top 15 Real Estate Investment Cities list that might be helpful.  

Couple of things to do:1) Go attend your local REIA and get a feel of the land and surrounding areas and see where others are investing2) Find an area and start focusing there, start with driving for dollars and compile your own list.

After several offers were compiled, our Broker sent out communications to each buyer's Realtor asking for their client's highest and best offer.
