You will never get the truth, and you really have no control of it happening again.Don't judge, just record so you may observe later if needed.

What @Russell Brazil is saying here is truth. 95% of the out of state investors that call me to finance their deals in Baltimore - I talk them out of it (or at least attempt to).

I'm looking to get in to real estate investing and been looking into starting with a few wholesale deals before getting into the multifamily rentals and I live in southern Illinois have been doing some research and found that your only allowed to do one wholesale deal in a 12mo period with out a broker license any truth to this or advice?

Truth be told, most investors won't care so much about what your fee is, so long as the deal still makes sense for them to buy at your asking price for the contract (some will try to negotiate your fee). a general rule of thumb is a purchase price of 27-30% below market.
