Hi BP Community, As the tourism and out-of-state migration to the Gulf Shores/Orange Beach areas continues to expand, my partners and I want to invest in the Path of Progress in which the service workers that service the tourism industry are moving towards.

Lots of tourism from Sports to Conventions.

STR can be tricky in a area that is based on tourism.

There're another place like Santa Monica and Hawaii too where the home price is rising because of their unique niche industry (eg: movie industry and tourism) and landscape. 

However, Italy had one of the best tourism markets in the world pre-Covid and there's no reason it won't get it back.

Or, should one stick to more central areas where most tourism occur?

Landlord friendly, solid economy made up of large employers (manufacturing, universities, healthcare, tourism) and growth like much of the south-east.

., or (2) inbound marketing such as high end website and landing pages, SEO, SEM, blogging, webinars, YouTube video production, etc.

Mountain/outdoor tourism is at an all time high, especially with all of the COVID stuff going on.

Currently COVID-19 is definitely negatively impacting tourism here and vacation rentals are suffering.
