About to close on my first STR in the Knoxville, TN area...what software(s) could we utilize to best manage it remotely?

The real gem is that utilities for a laundromat is behind the curb and could work as my utilities.

My experience was getting my personal credit utilization high as I bought product for my business, and subsequently my FICO went low; therefore financing was increasingly difficult.

With their lease renewal coming up we'd like to include a flat rate for their Water Sewage and Garbage (WSG) portion of the utilities.

Each state has different standards/factor tests that are utilized but to answer @Karolina Powell's question if you consistently avoid these bad actions expect to be ok. 1. 

I then looked at utility bill and it was near $600 for the month with about 10 days left.  

These are the only units that currently do not pay utilities, which amounts to about $250 per month per unit.
