I started out active and found that I was not great at being an asset manager and finding quality property managers was a huge struggle. 

If rooms are unavailable this early in the booking cycle, I believe you chose a poor location.  

Never underestimate the power of negotiating a lower purchase price, as you never know what you can encounter in the rehab (that may not have been planned) and make it easier for a quality lender to fund the maximum leverage they can.

Do you go for the cheapest or the best quality?

We also had the good fortune of quality labor for really good prices due to a family connection so our rehab costs were a touch lower than average. 

Everything else has been poor. 

I am looking for advice on how to maximize exposure and bring in quality renters for my commercial space.

I simply shook my head.Unfortunately social media has made it easy for these bad actors to get in front of their target clientele and it's normally the  clients who have no liquidity, poor credit and very low chances for success to begin with in this business and put these courses/mentorship on their credit cards who fall even further behind. 

Is it a fully rehabbed property with high quality tenants paying top dollar, or is it a run down apartment with below average rents that you collect rent on and put as little cash into it as you can.

Leads are high quality so your salesperson doesnt have to spend a lot of time sifting through tire kickers.
