As an investor myself, I can say, first transaction is always the most challenging and then each one gets easier. 

Why we build the same floorplan over and over again:1) Easier for Trades and Faster Build Times: Our trades have been working on the same layouts repeatedly, so they have become more efficient.2) Less Mental Space for Decisions: We don’t spend too much time deciding on which floorplan to build, we focus our time on growing the business and serving our customers.3) Best ROI based on Square Footage: The floorplan we build gives us the best return on investment.

I feel you would be better served by driving for dollars and putting together a small but targeted list of distressed properties that you can skip trace, call or mail the homeowner. 

Usually, you're comparing your 401k portfolio returns (which are usually in a default target date fund) vs SPY. 

By targeting these locations, you increase your chances of steady income.

It feel outside of my scope of my business model.A few suggestions:- List on CHBO corporatehousingbyowner.com- target a niche market like students, travel nurses, flight crews (if you're anywhere near an airport), and construction teams- if you have 2 - 3 bedrooms, explore renting monthly by room - roomies.com and bungalow.com; you'd be surprised at how many people are on a budget and will roommate with strangers. 

The new one has been fantastic and made things so much easier!

Pex is also much easier to install and requires less access.
