I really do not want to replace the whole roof this time.. the fix does not have to look pretty as long as it works.Any ideas on how to stop any leaks that keep coming back without me having to spend big bucks?

Apartments.com leads are usually pretty good as well but I don't get as many leads there as I do the other two websites.

It's pretty typical to get an income statement and rent roll before a walkthrough and before signing a contract (there's many times that you'll also get a capital improvements summary too), but it's not as typical to get the other items prior to contract execution.Depending on how small the property is, you might be able to push for more of these items on the front end if you're dealing with a "mom and pop" owner.

OP Stuart is highly experienced in Philly I would listen to what he has to say as well as Chris.this is pretty standard from what I see in big cities.. its why i will no longer build in the City of Portland.. every building permit application comes back with a check sheet EVERYONE its standard procedure i think for these large municipalities..
