Architects should know the local standards.The most efficient way is hire architects, or expeditors who are architects, some years back, I pay them $150.00 to do a walk through.

Not to mention going to city council meetings, showing them plans, hiring an architect.  

Hey group,I was looking to develop a 2.5 acre commercial parcel that I own on a fantastic artery in town, but as I've gone through the process of architect renderings and meeting with the city, I think the property is too small for highest and best use.

Assuming everything comes together and you are confident you can get the financing you then need to contract with a civil engineer and architect and or design build contractor to start the design and entitlement process. 

I am just trying to be smart about positioning myself to weather the next storm (I am also a residential architect) and at the same time be able to take advantage of possible deals during the next downturn.

Keep in mind that if your plans involve any structural changes, you’ll need to hire an architect.

I would consult a zoning attorney or architect/expeditor.I am a licensed GC in Chicago.
