There are 2 schools of thought The first is as you mentioned the listing agent might be partial to your deal (dual-agency) because of the commission difference,even though this is unethical .The second wave of thinking is that because of this conflict the listing agent is not 100% representing your interest as well as having your own buyers agent.

The year before I also had contract guy seasonal service and he was a jerk also never showed and wouldn't answer his phone.I'm leaning toward just sitting at end of driveway with Cash in hand waving at plow trucks that drive this season.
