Like many investors I'm looking to get my real estate license to help speed up gettong access to, view properties on my schedule, have access to the mls etc.

If you are the nicest 4/2 out there in the market and all the rest have not been remodeled in say 15 years, and your property was remodeled a month ago then the price on your property will be easily justified at a higher price on the listing side.

@Nicholas A. your shotgun approach has a high probability of getting the exact quality you put into it.95%+ of real estate agent, many of them posting they are "investor-friendly", only know how to deal with owner-occupied transactions. 

Houses are mostly at least 450K in the area.Thanks for any insight!
