Among the critical repairs, the deck replacement is a priority due to unstable railings and a broken post causing sponginess in the center.My proposed solution involves purchasing something like this product from Home Depot, along with a couple of 2x4s screwed into the fence panel and outside frame of the door.

@Anthony Catoni most free and low-cost PMS won't offer separate logins fo clients as they are designed for DIY users.Buildium would probably be among the cheapest options that offer an Owner Portal.OwnerRez seems to be for the STR market.

I'm not trying to toot my horn or win prizes for achieving a great return.Part of this posting is to show others that there are many ways to invest, many ways to Analyze all kinds of Assets, and even among the same Asset Class, you can have many different results.The idea is to educate yourself on the importance of the Analysis.I think it would be harder in the year 2000 to pick a stock that would be like AAPL than it would be to pick a RE Investment that returned like my particular Investment if you lived in NYC, as long as you invested in NYC.But if you chose not to invest in NYC, you would have a much different return, probably closer to the IBM Investment in the spreadsheet.Hope this helps in some ways!
