Tenant threaten leave, and sue etc...tenant also tried to refuse us entry for repairs. 

Suit was threatened as zoning may not allow (my interpretation is that zoning does not allow without variance and hospice is not covered in the type of housing that classifies as residential) and everything stopped. 

She also started threatening legal action which is a total BS. 

For example one was a paralegal/ wannabe lawyer and she was always threatening legal action over little things like someone leaving the toilet seat up (seriously, real example).

So, little to lose by threatening a lawsuit as this might get their insurance to make an offer to make it go away.

Ours states that we can sue the tenant if they caused damage like this via neglect.Being able to threaten the tenant with a lawsuit may be enough to get them to move and sign a hold harmless.
