I didn't have enough space in the Title:Novations where the investor uses a Limited Listing that puts them as the primary contact for scheduling showings, receiving/accepting offers and negotiating are brokering without a license.Novations where the investor actually hires a real estate broker to handle the aforementioned for the seller are not included.

I would recommend that you start with buying a primary residence using a low down payment loan, like a 5% down conventional loan, live in it for a year or two and then keep it as a rental when you go and buy your next primary residence using another 5% down conventional loan.

Hey again @Jerome Boudreaux Those phrases are both generally true (assuming you meet other qualifications), but the big requirements to me is the property must be your primary residence (small MF are eligible) and you don't have to have PMI.
