I would invest in ugly houses that need lots of rehab work to build the equity and refi spreads needed to offset the work and preserve most/all of my initial capital.

It hits every nail on the head and I see it everyday where everyone acts like sheep and just follows the herd because some guru told them too.

Yeah well the not being liable has left the corral... both those guys are liable.. just depends on who wants to stick up for themselves.. most of these companies that get nailed you will see on American greed and other shows they get nailed for wire fraud.. now many think wire fraud is just stealing money its NOT.. its also sending false statements over the internet or websites or marketing.. there is a lot that goes into wire fraud.. whether that's the case here who knows. 

That will require a rough and final inspection. 2) When installing drywall you will need a nail/screw pattern inspection. 3) You will need to provide 'conditioned air' to these rooms..how are you going to do this and that will require inspection.Will you have to increase the size of the electrical panel?

We don't even let the tenants fill nail holes or touch-up paint, as they usually screw it up, so we let a lot of little things go as normal wear and tear and just have it addressed between tenants.

Hey @Eric Chappell  You've absolutely nailed it - "class tracking" or the equivalent somewhere else is usually a top dollar feature.

Once you have those dates nailed down, have your setup team at the house opening the rest of the boxes and setting things up, that way you have someone to receive the delivery who is not just getting paid to wait around. 

maybe you can form your own mastermind / small group of local people in your same situation and work on strategies together.I think @Marcus Auerbach totally nailed it. 

It can also be used to preserve assets acquired before marriage or planned for separate personal goals.
