I tried memberships in the Monroe County REIA, in the Wayne County REIA, and in the Toledo REIA - but the best I've found to date is the Michigan REIA out of Troy, MI.

Here is the fee structure:- Flat fee of $595 per transaction (deal over $1M has a higher fee)- 100% commission to agent- Free E&O insurance $1M for every transaction- Updated forms for buy & sale transactions (similar benefits as from the NAR membership)- Annual membership fee of $109X3=$327- No mandate on NAR membership ($550 per year in MA.  

First complaint I have about the system is there smoke and mirror gray and white disclaimers they almost contradict him selves not with the services alone more of the membership payment etc. 

You must pay a hefty $4800 in annual membership dues for your guests to use the community amenities.

Do you at least have membership interest or was this an entirely unsecured loan? 

Our brokerage has more certifications and licenses than I can recall, and the NARPM membership.

When I have issues like this, I give the tenant a free membership to a nearby gym where they can shower.
