We plan to set-up an LLC, is that the correct approach?

I have an opportunity to purchase a duplex property walking distance to a SUNY University. 

Here are my recommendations for you.Since you and your husband own the duplex under an LLC, with one unit as a mid-term rental and the other as a long-term rental managed by a property manager, having the right insurance coverage is essential.Your property manager’s $100K liability requirement is low.

1) an investor will pay the least for your house.2) An assumable loan will only help if you owe at least 8-%, preferably 90% or more if the sales price for an owner occupant who will pay the most. 3) it’s been a VERY slow winter.  

I'm an investor and I live in Halifax myself.

Being an agent is different than a w2 where you get guidance from a manager, or higher up.

If the commercial space isn't too disruptive, you shouldn't have an issue renting an ADU up there.
