Tenants should pay  utilities - they're consuming those and landlords should 'inspect' what they expect on a quarterly basis and that includes verifying that utilities are current.

I have already spent a good 6-8 hours on the phone trying to coordinate with the seller, lender, appraisals, 1031 company, PM, inspection, etc. and I don't EVEN OWN THE PROPERTIES YET.Single family rentals are not scalable.

On the upside, they have a new investor portal which where you can view documents (like monthly reports/inspections by Aloha) and data on construction progress and returns.

I do not worry much about "hurried or sloppy work" because it is also in my contract that all work must pass inspection, which may include the city / county (for permitted projects), lender and myself.
