Doubt this is the final version as the "smart" people in the city understand Detroit is coming back and needs to keep welcoming investment instead of putting up roadbloacks:)As many STR landlords have learned in other cities and in oversatuarated areas, it's always good to have a backup plan!

Imagine a real crisis where they couldn't get the grid back up, and you couldn't access your accounts, etc.  

Closing was pushed off until January as they said they were back up.  

(Like the Tesla backup switch.)

Under $150, easy to install and use, tenant can set their own code but landlord can retain the master and always have access, tenant can't lock themselves out, standard key for emergency backup, batteries last a couple years, etc.

Also, if they are expecting I have the cash to back up the offer, but I turn around and say, “Hey, my funding isn’t ready yet,” or it falls through completely, they’d probably feel a little bamboozled and unhappy. 

Like @Jay Hinrichs said, it's just cheap insurance..... my clients that buy my new builds will do sewer scopes as well.. we have not had any bellies but we have had debris and rags etc stuck in them.. better to find them up front than to have a back up in a brand new 750k home LOL..

Rates are high now, but if they go down, more buyers will enter the market and drive prices back up.

If I see a guest drop the A/C down to 60 degrees, I do bring it back up.

YOu should ask him why that would be the case and for some type of supporting language to back up his claim.
