I guess that's probably obvious.This is the second phase of the project, so there is some proof of concept in pricing, demand, absorption, etc. as well as some lessons learned in the construction that should improve efficiencies (essentially building more of the same plans).The developer is 20 year friend.

When I do analysis for myself or my clients I like to see for location strong population growth, high median income levels ( national average is around 54k ) so I like 80k plus generally, low violent crime levels, strong economic county or city planning department, good absorption levels for existing retail inventory.If you drive an area and most all of the retail centers are at 50% no matter the age then the landlords will cannibalize each other in rents and you will have a long road to climb.

Which is what lead to this question list.For example, I can memorize and quote market statistics, absorption rates, common housing types, and the such, but it's still suggested at that level of knowledge you don't "know the market".
