I feel like a recession is coming up so I kind of want to sell but then again the seller fees are making me not want to sell it so early.Also, with the interest rates so low, I kind of want to pay down to reach 20% equity so I can re-fi.My third option is to just keep stashing into savings and riding out the 2 houses and buy a third one.

You say you have comps, but I have jokers sending me their comps all of the time, trying to prove that a property I am selling is worth less than the asking price.

From what I hear devon has plenty of money stashed away and very little debt. 

Also, stash some money away each month for these big events).

I recommend having more money stashed for fixes.

Needless to say, unless you have a trust fund stashed away somewhere, you have to be resourceful.

Liquidity Crisis force people to take cash stash it and wait anticipating lower prices.

Those jokers will make you fix a cracked tile and wood rot that you would have otherwise not even noticed.

plus i find it hard to beleive in the current environment.. as long as its a credit union or real bank.. if its a joker broker be careful you not being set up to lose up front costs.
