@Courtney Huber I don't know the current condition of the bathroom on the 2nd floor other than it being a full bath, but assuming it's already decent (doesn't lack something that would be normal/expected in your market), I lean in favor of the laundry.It sounds like expanding the existing bathroom would be just making what you already have (full bath) a little better, whereas adding the laundry would add a whole new feature (ability to do laundry on same floor where the bedrooms are, if that's where they are).

Items like expanding the kitchen and opening walls and doing a full upgrade would have got us about $50k more in list price but would have taken 2x as long and another $30k in work.

I would imagine that if one were to expand horizontally (like expand foundation and build or attach a new structure to an existing one), one would need to survey land...and this would more or less be considered along the lines of "new construction."
