Buy a 27 inch oven and put a 30 inch cooktop on top, the problem with this is I think it may impinge on adjacent draw space and you have to replace the countertop.

For example burien passed an inspection program (annoying to those of us who give a dang, but manageable and doesn't impinge on tenant screening, setting rents, etc) and they have some rules around move-in fees and relocation,  but they haven't passed any rules blocking out important screening criteria or preventing you from controlling who moves into your property)   In total scale of additional rules at the municipal level Tacoma has the most after Seattle,  but their leadership and rules are still sufficiently more balanced that its an area worth looking at  (if there are still any good deals to be had) There is activity by tenant advocates on the statewide scale to enact some of the same sorts of rules seattle has (just cause, restricted screening criteria, severe limits on ability to evict, collect up front fees, and control occupancy),  and what is probably going to become an annual attempt to enact statewide rent control until it happens.

Local ordinance might make rules about facility condition or administrative requirements, but local ordinance wouldn't be able to impinge on that 20-week period because it is allowed/protected by state law.So Prop 21 would allow/protect a rent increase of up to 15% at vacancy in addition to whatever vacancy control ordinances are put into place by cities and counties.

@Chis AnenWe don't do a lot of this because most of our offers are cash, as is - so there's not a lot of other levers.That said, if you're asking for contingencies, you can do things like:offer A is with seller providing no remediation of tree impinging on propertyoffer B is with seller providing remediation of tree impinging on propertyThe thing I'd advice (we have more experience on the seller side of a transaction when things were asked for) is that if you do ask a seller to re-mediate something be very specific on what your expectations for quality are.
