i am adjusting my strategy and going to try to keep expanding my funnel.I don't think @Russell Brazil is saying to go out and blindly buy a terrible deal... just that no, the ship hasn't sailed on Boston (as I don't think it has either) and RE remains a good investment.happy to continue to dialogue... hope this helps

Do anyone have any  experience of automated tools like CRM integration, Automated lead generation and mass outreach, customer management and appointment booking etc.

I've looked into 6+ including calling and experiencing the customer service myself and have not found one that seems reliable.

When I asked why I was paying for a service fee during a period where I never turned on service, the customer service person explained that even if I didn't have service turned on, and there was no usage, there is a monthly fee for the line that runs from the street to my house so that when I reconnect, they don't have to rip up the ground and put in a new line.To me this sounded ridiculous and the power and gas companies are not charging any such fees.
