Hello,I would like to ask for advice regarding an insurance company willing to insure for liability only, as I am self insuring the property itself: I don’t have landlord insurance. 

Does anyone have experience investing with Roers companies? 

Now the job is almost done and management company is asking me for work compensation and insurance say I have un-authorized job done.  

For example things such as how to handle certain soil conditions, working with certain agencies, specific water quality requirements (which you mentioned).

I don't think they offer that...maybe through an agency with another carrier?

Many agency lenders won't touch anything below $2M and even then could be unfavorable terms.

Are there any New York PM company owners here that could weigh in on the requirements?

An agent in Indianapolis sent me a Buyer/Exclusive Agency Contract and it states, "BUYER AGREES and acknowledges that Buyer has no current Buyer Agency Agreement with any other real estate broker(s) for the same scope of work.
