@Ben M Cast iron or porcelain on metal tubs dont really stain...the surface can get damaged by abrasive cleaners or have heavy hard water deposits.

Why do you have such a hard time backing up just a tad bit and saying "hey, I totally get it [seeing as you have similar titles in your posts] and I shouldn't have come off so abrasive"No need for sword battling in these forums Dean, just don't act like a child and then pretend to be too good to further the conversation when you get stuck in a corner by saying "i'll leave you to your confused thinking"

I appreciate your input.You’re right it did come across a little abrasive and that isn’t my main intention, so I apologize for that.I guess my main point was you acknowledge it’s not an investment (that’s good, we agree there) but then where we disagree is youre trying to apply investment financing (like seller financing with balloon payments) to something you just said isn’t an investment.Obviously you can do this if you want, but I think it’s a bad idea.

There are also quite a few enzyme products out there, but working in an abrasive mix of TSP should help a lot.

This isn't a big deal if you're already replacing the wall board and doing a new tile installation.I would avoid installing a fiberglass tub and surround in a rental because there's a pretty good chance that at some point a tenant will use an abrasive cleaner which will scratch and dull the surface making it look old and ratty pretty quickly and very prone to staining.
