Hey everyone,I have a buyer ready to submit a full asking price offer on my flip, but the 90-day flip rule won’t be lifted for another two weeks.

Any suggestions?

So they are good paying retail.. we had 5 to 7 offers on each project .

What you’re suggesting is not cash flow, it’s return of principle, giving her her own money back  If she sells with your deal.

Just ran my 1st REIPrintMail campaign and mailed out 1300 check offer letters. 

But it's been sitting for 5 months on the market, and they can't sell it, so I was first going to approach with a assumption offer, but how do you approach with a subject-to, with purchase option offer?

Or just any suggestions for the best bang for your buck areas that offer at least a little cash flow and appreciation ?

Im North of Phoenix South of Flagstaff. Do I need to choose a location close to home or farther away? Do I wait to get more cash? Go with auctions? I have preaproval for a 250K loan now. Houses are mostly at least 450...
