Is this true? 

(Ok not true but close).

Wholesaling is portrayed as an easy entry into real estate, but that's not true, so don't fall for that.

I like to share this story as a cautionary tale and while nobody has a crystal ball and can predict the future, understanding the end goal can  help investors understand  whether they invested in a market that can reap the true benefits of SFH rental ownership or perhaps point them in that direction. 

I think this is generally true (in fact I wrote an article saying the same thing a year and a half ago and so far it's been correct: https://www.biggerpockets.com/blog/this-housing-market-isnt-...)I don't think it's going to be good though.

While that was the case in the past, isn't it true that is not the case today?  

It's a political speaking point directed to be regurgitated so politicians don't have to speak of actual true "why" to rents. 

One has lasted almost 30 years with thousands of people walking on it annually and the second has been beautiful for 20 years with slightly less traffic.

@Russell Brazil makes some great points as always.Often times wholesalers will make the claim that they are selling contracts, which on the face of it is true.
