I had the listing on Avail (which I use as a rental manager, and posts to many other popular rental sites), Zillow, and Facebook Marketplace.I already have a Section 8 tenant at Property #1 (which I acquired during the purchase), so I'm not opposed to the program at all, and to be honest, they pay above market rent in my area, so that worked for me.

.* We get as close as possible to ironing/feeling out deal terms that would be agreeable to the seller in advance of submitting an offer, including site visits if they are located in the same market we are vs. out of state/market.All of the above data provides us with enough of an analysis to know what our deal parameters are going to be, at least to within a few percentage points.

Lots of wholesalers put their homes up for sale on site like Zillow so you can look for properties being sold their and try to get on their lists.

You can also identify a city-owned lot through this map and work to incorporate it into a real estate deal with the traditional grant programs serving as a portion of the funding.

I’ll wait for someone to beat me up on here for renting to someone with a -1 credit score, but I will compare my 3% vacancy and cash flow to anyone on this site lol!

There is all the trades but what about trainers for the trades, project Managers, draftspersons, logistics, site survey, submittals, on and on and on..... 

Of course, as is always the case, a lien will not be divested if the lien holder has not been given proper notice of the sheriff sale - so even a “free and clear” can have an encumbrance when a failure to properly serve notice happens.Hopefully that was sufficiently clear; if not, post more questions and I’ll do my best to offer clarification. 

What is a reasonable price to hire someone to go on site to measure the home and then draw the plans?

We are forecasting 14 duplexes situated on this site. 

It's his business, his job site, etc. so it's up to him who to use on what part of the project.
