Motivated seller with all units occupied with tenants How did you find this deal and how did you negotiate it?

In the spirit of bringing this situation to light in order to help all investors learn from situations like this, I would like to invite anyone who has been victimized by this sort of situation to be a guest on the podcast in order to share their story. 

I have been using my own agent off and on but wondering if it makes more sense to just use the seller agent since they may be motivated with double commission?

I am a new investor who is eager and motivated to find deals along with learning more in depth of this Real estate industry.

Creating an LLC in NY is a hassle - all sorts of nonsense about publishing in newspapers for 6 weeks, etc.I tried to research what it would take to own and operate a rental property in NY with a different state LLC. 

Is there an umbrella policy of some sort that would work?

Getting a bit tired of my current job (first out of college) given the demanding hours and really motivated to transition into making Real Estate investing a full-time occupation for me.

LOL So now each of my LLC's that has a different project has to have the developers license. its a pain there is no test but its a bond and insurance and not every one can get bonded these days.I know having done a lot of work in Chicago how tough that city can be as well.. no one is going to teach you this you just kind of learn it.so bottom line unless this person has some very narrow niche // or its just a raw raw thing to motivate you  chances are there is nothing unique and I am not talking about getting rich with tax overages or some of the other things that get recirculated constantly. 

I’m only 19 but I feel like if I can keep up this pace and keep up the motivation and I don’t get discouraged when contracts don’t work or buyers back out and just keep on pushing I’ll be successful in this.

I could explore a remodel / bridge loan of some sort, but not sure what my options are.
