For one, it defeats the entire purpose- if you are going to be interacting with the tenant and making minor maintenance decisions, then you are wasting money on the PM. 

From a borrower to lender interaction, you can look at it like this.Large capital sources - relationships will be 1 to few"Middlemen" - relationships will be 1 to many borrowersThe Middlemen act as one large borrower for the large capital source.

He does use the BP calculator but I highly recommend sticking with your own spreadsheet because this forces you to fully understand the individual numbers and how they interact.

To that point, you've also brought up things I haven't even considered regarding, separate baths, kitchen sharing, and overall interaction with a potential stranger who would be my tenant.

I think being able to interact with people on a more personal level is better as well. we just need to find out how we can interact with her!
