2nd mortgage HELOC ARM secured by your primary residence will have ballpark comparable rates to 30 year fixed, but it's an ARM.2nd mortgage fixed will have rates way higher than a vanilla 30 yr fixed first mortgage, but still below hard money, for most scenarios.
