From our experience here is Kansas City, we consistently secure homes in off market channels that allow us to show equity to investors prior to sale as part of the pre-purchase research and vetting package and ultimately deliver homes with equity at part of the turnkey package.

Peruse the MLS to see if you can find them hiding in there now (I've seen that before) Also, someone may have scooped them up prior to the properties prior to auction date by buying at whatever price the seller wanted and therefore they had no cause to put them up for auction. could have been a package deal and that's why all of them dissapeared

the market will determine how much your information is worth when you package it.write a book, do a podcast, start a blog. information sales however is a low cost to entry, most people give out information for free (check out a site called www.biggerpockets.com to confirm).

Instead of calling my agent to call about each property I call the listing agent directly to get some quick information.I have recently encountered multiple agents that I speak to and when I disclose that I would like to view the property with my agent they immedetly stop responding to my txt/email and tell me to have my agent contact them!

So with that same example of a duplex in that package that we bought for 150K and bringing it $1500 month, in 5 years if it brings in $1700 a month we would value it at 170K.
