Beats wallpaper since it's far more durable.

LVP is most durable and best bang for the buck.Hardwood is nice and luxurious, depending on the property, this may appeal to a certain clientele.

I prefer the looks of the quartz, but I'm worried because it's not as durable and this will be a rental.

Make sure all of your materials are durable i.e. vinyl floors etc

Even with a statutory durable PoA, it can be difficult to get a payout.

I'm only going to comment on the black faucet because I work with a door hardware consultant that does not recommend black finishes for door hardware as it is not as durable as other finishes. 

A seller has no obligation for maintenance, but could agree to "assist" or provide support, a durable power of attorney for the buyer to contract work and obtain permits if that is an issue.
