Verifying last 2 years of rental history very important!

A buyer may ask for $20k in credits.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

If a tenant passes your requirements—credit score, income, background checks, and landlord/job verification—then I typically charge just the security deposit plus the first month’s rent.

If you make six figures, then i'm guessing the only stumbling block is your credit score.

Here’s a rundown of my current situation:- Own an S-Corp (landscaping) generating 70k a year- 160k in available cash funds- Credit score around 720- Zero debt- Own one property valued at 365k, 30% equity- Property is rented by the room generating $400 a month after mortgage and taxes- Additional 590sqft house is being built in rear of property for 60k.

But I would either do a 3.5% down FHA or a 5% down conventional Depending on credit.
