@Alex Ng S8 cures the rent collection problem of dealing with Class C & D tenants, but not ALL problems.Many S8 tenants still have to pay a portion of their rent + utilities - yet don't.Damages: most people now know how to use Zoom.

On a C class property you would go in with basic finishes like a surround instead of tiling in the bath.

RE is about the most tax advantaged investment class there is. 

In the mid-2000’s Robert Helms and Russell Gray ran a real estate club in Los Angeles that required you to take a series of classes before joining.

For better or for worse, we aren't "federally" in a short sale environment anywhere in the country at this point in time (Yes, maybe one neighborhood in one city may have disproportionate value to debt, but not on ANY large scale ANYWHERE).

In a more competitive environment, you need to make your property stand out to capture the limited demand.

Frederick is higher class tenant base than Hagerstown.
