I think it's going to be location specific for sure; where I am very few people hang out in the house all day long as they are usually busy hitting the parks and attractions. 

Having read several books on the art of estimating over the years, I have found that most are good for a few tips that can help but for a newcomer to the rehab business can leave them on shaky ground. 

To me the cost of purchasing cash flow is too high, better off being cash negative 2) alternate rent models: mtr, str, rent by room.  

I'm also concerned about the liability that I might be exposed to here by allowing what appears to be a business to operate out of my rental.

THings have just been busy and I haven't had a chance to engage on the cost segregation conversation.
