My immediate reaction is much aligned with the crowd, anywhere you buy a $20,000.00 home for cash, prepare yourself for a substantial amount of work.An alternate option you amy want to consider is working with a turnkey provider and purchasing something that is already operational, utilize someone else expertise to grow and jump start your investing.  

Although us mortgage companies will put you through the ringer, but mostly because of everything that has to aligned.

Try and define and align your mission, vision and purpose.  

However, if the stars align and you luck your way into a great deal then you can do pretty good in our market.Let me know if I can help you with anything or get you the name of my wholesaler.

Honestly, I think you would be better off focusing on one and aligning yourself with a dynamic referral partner in the other camp to meet the needs of your clients together.

Also, how to incentivize your people to align their interests with yours and make them want to work hard for/with you.
