The value and usability of a well made low cost, very energy efficient home is real. 

My guess is that you'll end up doing a hybrid approach and keeping the parts of these projects that bring you energy while finding other "whos" for the parts of the projects that don't.

The sole manager can amend the OA, and could simply state that Contributed Capital ownership represents the true economics of the partnership.  

My main reason for not wanting to take a smaller % is I want it to be worth my time and energy put into the property.

I wouldn't touch Cleveland personally it can't and shouldn't' be compared from an ARV potential it's a cash flow market strictly. you can't do the strategy you are talking about when the average home is more than 60 years old in Cleveland and sells for $120k or less. hard to change those economics.

And keep checking in as economic conditions change. 

You can focus that time and energy on finding another property and growing your portfolio. 

I recommend investing in economic bases near downtown and surrounding areas.

This will drastically reduce the time and energy you need to invest.
