I tend to recommend some of the secondary markets to the investors that I work with where the growth is obvious and the properties still cashflow.  

I was more asking if there are aspects I am not considering or missing besides the obvious.   

We have been able to rent it out with zero vacancies for $3,300 month, with the mortgage, property taxes, insurance and other expenses totaling ~$2,900.

You just have to be able to (obviously) qualify for both properties and you want to do both with the same lender closing on the same day. 

You could still be right outside city limits.I doubt there would be much demand for an STR outside of Huntsville or Madison city limits - maybe in Athens or Guntersville, but those are 45 minutes away from Huntsville and a totally different market.

I totally understand the challenges with deal flow, especially in a tough market.
