You are the best person to determine the needed income, the selection of the tenant and the approval of the lease.Go for it.

My partner and I serve as a "boutique" Wholesalers for a selected group of investors who knows exactly what you are looking for. 

I selected BRRRR with the intention of building a cash flowing portfolio and after reading over some of the other REI strategies it seemed to be both the best for the purpose and the most interesting.

I would probably select a single basin for myself, but what has the broadest appeal to potential buyers and renters?
