I certainly don't discriminate from someone who isn't going to abuse my home with kids and pets!  

The house I showed had issues since the prior tenant had 2 large dogs and I had lots of scratch marks and a bad pet odor.

Either they have an unauthorized Pet living at the house- or family/friends, etc. have moved in.

i'm also pretty liberal with pets, farm animals, storage of RVs and related on-site, general use of property is liberal etc. so long as i get the extra deposit.

This was bought more as a pet project as well as an investment.

When I bought the property almost a year later, they were still having to finish collecting the deposit, and on top of that they allowed one of the tenants to pay late (like 15 days) regularly and had even verbally agred to allow pets in on unit, in violation of lease (needed to be in writing).

Tenant shall be charged for all repairs or replacements caused by Tenant, pet, guests or licensees of Tenant, excluding ordinary wear and tear.”
