I'll turn a blind eye to couch surfers for tenants doubling up going through a rough time.

A long term 12 month rent is difficult furnished because most pm don't take inventory of the items in the home and when something, like a TV or Couch, breaks the tenant expects the landlord to fix it.

This is extreme in that you would need to eat ramen noodles, sleep on a friends couch and have an entertainment budget of zero. 

For example, if we can increase rent (from LTR to MTR) by $1K/month, we spend ~$7K to furnish and stock.6) We pay for a professional laundry service to wash & fold our bedding and towels and couch protectors - every month.

There is currently only one bed in bedroom and regular couch.

I was homeless for 8 months, bouncing from couch to couch.
