I would read this affidavit closely before deciding to sign.If it really is just confirming he lived there then I don't see the harm, but you could have an attorney review it just to make sure.

If not, I'd weigh the cost of the repair with the possible effect of the claim that could be denied, which may then harm your chances of decent rates moving forward.

Face value on the facts - your reimbursement for financial damages (rent) and physical injury/harm is not taxable - this is returning you to the position you should have been in.Any payments above that - emotional pain / suffering "for your trouble" punitive damages are taxable.

So I hired an electrician to double check everything and the voltage and everything checked out very well.Now the tenant in fear of replacing the new washer and it gets damaged again and now asks me to write her a guaranteed letter that the house electricity is perfect and won't harm her future washer.

A "dead end" job is obviously soul crushing but you may hate RE worse than cars....tenants are exactly the best and you HAVE to respect them or they can cause you worse harm than someone pulling into a car lot.Just a thought.
